Beautiful property located on the Alentejo coast, 20 minutes from Sines, between Porto Covo and Vila Nova de Milfontes (South Alentejo and Vicentina Natural Park), 10 minutes from the beaches (Malhão, Aivados).
Land of 9.25 ha, with views of the mountains and the coast, houses 890m² of gross construction, divided into 4 spaces:
i) a main house of 360 m² (approved for tourist activities) with 6 bedrooms, each with a bathroom, four of which have an independent terrace; living room with fireplace; fitted kitchen, office; Basement and garage with 60 m². The sixth bedroom is upstairs, with bathroom, office and 360° view.
ii) a conference, party or ceremony center (450 m²), with capacity for up to 100 seated people; bathrooms for men, women and people with disabilities, kitchen space, coworking rooms and offices. Exterior with 118 m2 terrace.
iii) a small independent house (30m2), with kitchenette, bathroom and terrace;
iv) a covered area (50m) for meals and small parties near the main house.
The land has authorization from the city hall for the construction of another 2600m2. Currently, the owners have filed a building permit application with the authorities for an area of 800 m², totaling approximately 1,600 m² of additional space. Building plans can be made available.
The land is partially covered by cork oaks and pines (Mediterranean and stone) and olive trees. The built spaces are surrounded by landscaped areas, complemented by four orchards (30 different types of fruit trees) and other species (jacarandas, Portuguese laurels, etc.). Drip irrigation is provided throughout the property, all organically produced. The conference center is completed by a 1000 m² terrace that offers the possibility of installing tents for parties or exhibitions, as well as a natural stone amphitheater. Solar panels provide electricity production (partially), hot water and heating for the living area. The water is collected on the land itself (water table fed by the mountain), with solar panels and two water tanks (10,000 and 5,000 liters) installed there.
High-quality construction ensures maximum comfort (natural clay paints, cork insulation, no chemicals). The supporting walls are made of rammed earth (a traditional local technique). Double-glazed doors and windows with argon filter filter 80% of the light to keep spaces cool in summer. Handcrafted wooden interior doors and shutters. The roof insulation, made of cork, is thicker than required by law. The main house has Italian tile floors and the conference center has Portuguese marble floors. The house's sinks are made of stone from Florence (Italy) and some of the headboards are made of tiles hand-painted by Portuguese artists. The house has wall heating and the conference center has a heat pump.
In front of the main house, a traditional fountain contributes to harmony and calm. Both the residence and the center are equipped with fiber optics.
The energy certificate rating is A+ for the house and B for the conference center.
Currently, there are possible subsidies for expansion (European funds for a low density area).
